Zoning districts
| District | Min lot | Setbacks F / S / R | Max height | ADU |
|---|---|---|---|---|
| Town-Wide | 3 ac | 50 / 25 / 25 ft | — | As of right |
Town-Wide - Providence has no zoning districts, and these figures apply to every parcel in the town. A lot with dwelling units needs at least three acres per dwelling unit, so two units need at least six acres and three at least nine.
- Frontage is measured along an existing public or private street line, and rises to 300 ft for any lot with three or more dwelling units.
- A lot that does not abut a road but has access to one must instead be at least 250 ft wide, with an access road at least 25 ft wide.
- The front lot line is the part of the lot with the greatest road frontage, which on a corner or through lot decides which yard takes the 50 ft setback.
- The law sets no height limit and no lot coverage. Height is constrained only by the New York State Uniform Code and, inside the Park, by the Adirondack Park Agency.
- Each lot takes one principal building, but § 2B(3) allows a commercial building of up to 3,000 sq ft beside a residential building on the same lot. A barn or similar outbuilding does not count as one.
- North of the blue line the Adirondack Park Agency must also approve subdivisions, commercial undertakings and anything touching a wetland, and its acreages are density guidelines, not lot minimums.
Short-term rentals
No local short-term-rental law on record - which is not the same as permission. The Town of Providence has no local short-term rental law, and that is not the same as permission: the Town Board can legislate at any time. Confirm in writing with the Town before counting on short-term rental income.
Conditions the code attaches:
- The land use law regulates lot area, frontage and yards and enumerates no uses, so it has no transient use to permit or prohibit.
- North of the Blue Line, the Adirondack Park Agency's jurisdiction over commercial use is independent of the Town.
- Since 2025 New York State has required every short-term rental host to register the unit through the county registry.
- Saratoga County has a mandatory registry and a 3% occupancy tax covering any room or space in a dwelling let for under 30 consecutive days, and an unregistered host faces fines of up to $500.
- Booking platforms are separately liable for processing an unregistered listing, so Airbnb and Vrbo will delist it.
- Town of Providence: (518) 882-6541.
