R-2 Moderate Density Residential - There is no utility reduction here: the absence of public water and sewer is the stated reason for the acre, so unlike R-1 nothing falls for connecting. A two-family dwelling takes the same acre but 150 ft of frontage against 100.
- Manufactured and modular homes are permitted uses on the identical standard, and the chapter names them as the district's intended housing types alongside single-family.
- An agricultural use needs twice the land of a house: at least 2 acres on 150 ft with a 20 ft side yard.
- A cemetery needs at least 10 acres on 300 ft with 30 ft side and rear yards, a driving range 10 acres on 400 ft with 150 ft front and 100 ft side and rear, and a golf course 160 acres on 400 ft.
- Agribusiness states its minimum lot width as 150/200, with nothing saying which of the two applies. Ask the Code Enforcement Officer.
- There is no multi-family and no townhouse standard in R-2 at all, so those uses are prohibited here.
- No height limit applies anywhere in this law.
R-R Rural Residential - A second unit costs nothing extra here: a two-family dwelling carries the same 2 acres, 200 ft and setbacks as a house, and a manufactured home matches it too. No height limit applies anywhere in this law.
- Home occupation I doubles the side and rear yards from 15 ft to 30 ft each, on the same 2 acres and 200 ft, so working from home takes more yard than the house itself.
- The site plan and special permit uses climb steeply. Agribusiness and forestry need at least 3 acres on 400 ft; day care I, a school and a veterinary clinic 3 acres.
- A cemetery, kennel, recreation facility or sawmill needs at least 5 acres, and a stable or riding academy 10 acres on 400 ft with 100 ft side and rear yards.
- A campground needs at least 42.7 acres on 500 ft with a 150 ft front yard, 200 ft side and rear and 20% coverage, and a golf course 160 acres.
- A train station needs at least 1.5 acres on 250 ft, and a park or place of worship 1 acre on 150 ft.
- Under § 89-13 more than one principal building is allowed on a lot where the lot area, width and every yard is met for each.
C Commercial - A multi-family dwelling is a site plan use on exactly these figures, so the Commercial district is where apartments are available in this town outside R-1. The commercial base standard also covers an antique shop, bank, day care, home occupation I, mixed use and office.
- A gasoline station, hotel, industry I, restaurant, self-service storage, marina or warehouse takes a 75 ft front yard, 50 ft side and 75 ft rear, and most also rise to 1.5 acres.
- Restaurants and drive-through restaurants need at least 1.5 acres on 250 ft, a veterinary clinic 1.5 acres on 250 ft with a 60 ft side yard, and a shopping center 2 acres on 250 ft.
- A club or lodge takes the 75 ft front, 50 ft side and 75 ft rear yards on only 1 acre and 150 ft.
- Personal service and a public parking garage are the smallest at 0.5 acre on 100 ft with a 15 ft side yard.
- A golf course needs at least 160 acres and a driving range 10 acres, both on 400 ft, the same as in the residential districts.
- The district lies inside the Adirondack Park, and the Agency is a second, independent approval: certain uses are Class A or B regional projects it reviews regardless of what the Town approves.
OD-1 Overlay District 1 - OD-1 carries one use and one only: an adult oriented business, subject to site plan review. Nothing else may be established here. The rear yard is deeper than the side yard, 50 ft against 30, which is the reverse of every other district in this law.
- No height limit applies anywhere in this law.
OD-2 Overlay District 2 - OD-2 carries one use and one only: a large-scale solar energy system, subject to site plan review. The 100 ft setback on every side, rather than the coverage cap, is what limits an array here.
- No height limit applies anywhere in this law.
I Industrial - These figures are the industry I standard. The heavier uses need far more land: industry II and manufacturing 5 acres, an industrial park, compost facility or transfer station 10 acres, and an airport 20 acres.
- An automotive dealer, automotive repair or service and heavy equipment repair need at least 1 acre on 200 ft with 40 ft front, 20 ft side and 15 ft rear yards and 60% coverage.
- An airport takes 100 ft on all three yards at 50% coverage, and no lot width is stated for it. A train station takes 1.5 acres on 250 ft at 60%.
- Mining is a special permit use with 100 ft setbacks, and no lot area or width is stated for it.
- An accessory use or accessory outdoor storage carries no lot minimum but still takes the district's 50 ft front, 25 ft side and 25 ft rear.
- No height limit applies anywhere in this law.
LI Low Intensity Use - Every use in the district takes this same standard: a single-family dwelling, a bed-and-breakfast, day care facility I, home occupation I, a hunting and fishing camp and cabin, a group camp and non-tower wireless alike, with no coverage figure on any of them.
- There is no two-family dwelling and no manufactured or modular home here, and no commercial use of any kind.
- The 3.2 acres is the Adirondack Park Agency low intensity use guideline, adopted by the Town as a real minimum lot area.
- The district lies inside the Adirondack Park, and the Agency is a second, independent approval: certain uses are Class A or B regional projects it reviews regardless of what the Town approves.
- No height limit applies anywhere in this law.
RM Resource Management - Every use in the district carries the same 42.7 acres and 500 ft; what changes from one to the next is the yards. The assembly and recreation uses triple the side and rear yards to 200 ft each and carry a 20% coverage cap.
- Those are agribusiness, a campground, a club or lodge, a group camp, a park, a recreation facility, a ski center and non-tower wireless. The residential uses carry no coverage figure at all.
- Forestry is the loosest at 75 ft front and 100 ft side and rear. There is no two-family, manufactured or modular home here, and no commercial use.
- The housing here is five uses: a single-family dwelling, day care facility I, home occupation I, a hunting and fishing camp and cabin, and home occupation II.
- Mining is a special permit use taking 150 ft front and 100 ft side and rear, and no lot area or width is stated for it.
- The district lies inside the Adirondack Park, and the Agency is a second, independent approval: certain uses are Class A or B regional projects it reviews regardless of what the Town approves.
- No height limit applies anywhere in this law.
RU Rural Use - The rear yard is deeper than the front here, 100 ft against 75. A bed-and-breakfast is the exception to the district: the same 8.5 acres, but 150 ft of frontage against a dwelling's 250 and yards of 40 ft front, 20 ft side and 15 ft rear.
- A cemetery needs at least 10 acres, a campground 15 acres on 400 ft, a group camp or ski center 20 acres and a golf course 160 acres.
- A commercial use needs at least 8.5 acres on 300 ft with a 75 ft front yard and 100 ft side and rear.
- A club or lodge and home occupation II are the only uses carrying a coverage figure, both 20%.
- There is no two-family, manufactured home or modular home standard here, so those uses are prohibited.
- The district lies inside the Adirondack Park, and the Agency is a second, independent approval: certain uses are Class A or B regional projects it reviews regardless of what the Town approves.
- No height limit applies anywhere in this law.
