Estate Residential - The coverage figure counts buildings, parking, drives and every other developed surface, not the building footprint alone. The side setbacks must total 100 ft, so 30 ft on each side falls short.
- Yards for accessory structures and projections are 50 ft front, 10 ft side and 10 ft rear.
- A minimum street frontage of 150 ft applies on top of the lot width.
- Where an Environmental Protection Overlay covers part of a site, § 195-63 limits development to 15% of the portion inside the flood overlay.
- On a flag lot the accessway is left out of lot area, the buildable part must be at least an acre and a half or the district minimum if greater, and the access strip at least 50 ft wide throughout.
Rural Residential - On a lot of the minimum size, the 0.15 floor area ratio holds the house to seven thousand five hundred square feet. The coverage figure counts buildings, parking, drives and every other developed surface, not the building footprint alone.
- The side setbacks must total 75 ft, so 30 ft on each side falls short.
- Yards for accessory structures and projections are 50 ft front, 25 ft side and 25 ft rear.
- A minimum street frontage of 100 ft applies on top of the lot width.
Low-Density Residential - The coverage figure counts buildings, parking, drives and every other developed surface, not the building footprint alone. The side setbacks must total 60 ft, so 25 ft on each side falls short.
- Yards for accessory structures and projections are 50 ft front, 20 ft side and 20 ft rear.
- A minimum street frontage of 100 ft applies on top of the lot width.
Low-Density Residential - The coverage figure counts buildings, parking, drives and every other developed surface, not the building footprint alone. The side setbacks must total 50 ft, which on the 125 ft minimum width leaves seventy-five feet for the building.
- Yards for accessory structures and projections are 35 ft front, 20 ft side and 20 ft rear.
- A minimum street frontage of 90 ft applies on top of the lot width.
Medium-Density Residential - Two other housing forms can be approved here by special permit, each with its own standards: a two-family detached house on twenty thousand square feet, and a one-family semiattached house on ten thousand.
- A two-family detached house needs 0.4591 acres on 125 ft of width and the same street frontage, 20 ft each side and 50 ft for the pair, at 55% coverage; one of the two units must be owner-occupied.
- A one-family semiattached house needs 0.2296 acres on 62.5 ft of width, with 55% coverage and at least one unit owner-occupied.
- For the semiattached house the side setbacks total 20 ft rather than 40 ft, which lets one wall sit on the lot line.
- The coverage figure counts buildings, parking, drives and every other developed surface, and yards for accessory structures and projections are 35 ft front, 10 ft side and 10 ft rear.
- A minimum street frontage of 85 ft applies on top of the lot width, and § 195-63 limits development to 15% of any part of a site inside the flood overlay.
- On a flag lot the accessway is left out of lot area, the buildable part must be at least an acre and a half or the district minimum if greater, and the access strip at least 50 ft wide throughout.
Neighborhood Shopping - No side setback is required, but where one is provided it must be at least 10 ft. The coverage figure counts buildings, parking, drives and every other developed surface, not the building footprint alone.

Laboratory Office - The coverage figure counts buildings, parking, drives and every other developed surface, not the building footprint alone. A hotel or motel follows different standards and may not stand within five hundred feet of a residence district.
- For a hotel or motel: two acres on three hundred feet of width, 60 ft front, 50 ft each side and a hundred for the pair, 60 ft rear, and 75% coverage.
- On the 200 ft minimum width, the side setbacks leave fifty feet for the building.
- Yards for accessory structures and projections are 15 ft front, 30 ft side and 30 ft rear.
- A minimum street frontage of 100 ft applies on top of the lot width.
Laboratory Office-Campus - These figures apply to offices, laboratories and medical clinics. Assisted living, hotels, shopping centres, skilled nursing, continuing-care, flex space and data centres need five acres on a hundred feet of width, with 50 ft of height and a 0.45 floor area ratio.
- For that second group the side setbacks are 30 ft each and 60 ft for the pair, with 25 ft to the rear.

- The district has no bulk table of its own; its uses by right are those of the Estate Residential district, whose figures are the ones shown.
- Development here is by application to the Village Board and is not eligible for relief from the Zoning Board of Appeals.
- Each portion of a mix must meet the requirements of the district it borrows, and the Village Board sets the bulk outright where a mix is proposed.
- Assisted living has its own standards: five acres on a hundred feet of width, with 50 ft of height.
- A hundred-foot conservation easement along Route 59 and a fifty-foot easement along the western boundary must be offered and accepted; that land still counts toward the minimum lot area.
- The coverage figure counts buildings, parking, drives and every other developed surface, not the building footprint alone.
Estate Preservation - A day-care centre, assisted living residence, office, laboratory, medical clinic, skilled nursing facility or data centre is permitted by right entirely inside the existing Ryan mansion, and otherwise by special permit under § 195-87.5. Each takes the figures shown.

Planned Industry - Every principal use here needs a special permit from the Planning Board: laboratories, research facilities and corporate parks, light industry, business park flex space, and wholesaling or distribution and warehousing that does not sell on the premises.
- Maintenance and utility shops have their own standards of two acres on three hundred feet of width, and a reservoir or standpipe ten acres on four hundred.
- The coverage figure counts buildings, parking, drives and every other developed surface, not the building footprint alone.
- Yards for accessory structures and projections are 15 ft front, 20 ft side and 20 ft rear.

- Every principal use in this district needs a special permit from the Planning Board, from light industry and offices to assisted living and a data centre.

- A flag lot's strip connecting it to the street must be at least 50 ft wide for its whole length.
- Height is subject to the exceptions at § 195-27.
Short-term rentals
Short-term rentals prohibited. Short-term rentals are prohibited throughout the village, with no permit path. Offering any dwelling unit or rooming unit for monetary compensation or other valuable consideration for 29 consecutive nights or less is unlawful under § 195-11M.
Conditions the code attaches:
- The ban covers renting a dwelling unit or rooming unit in whole or in part, including time-shares and other rights of occupancy of 29 consecutive nights or less.
- A hotel, inn or boardinghouse license under § 104-1 needs a Planning Board special permit and is for a lodging business, not a way to rent a home short term.
- Renting a home short term in breach of the zoning chapter is treated as operating a hotel without a license.
- Stays of 30 days or more, and up to two nontransient boarders or roomers in a single-family dwelling, are unaffected.
- New York State's short-term rental registry requires every host to register the unit. Confirm with the Building Department at (845) 368-2211 before listing a property.
