- In R-AH, § 195-81D(1) bars owners from leasing their units at all, enforced by a deed restriction.
- EP allows up to 24 carriage-style homes beside the Ryan mansion as a 55-and-over development under § 195-87.5, and bars residential use inside the mansion itself.

Estate Residential - The coverage figure counts buildings, parking, drives and every other developed surface, not the building footprint alone. The side setbacks must total 100 ft, so 30 ft on each side falls short.
- Yards for accessory structures and projections are 50 ft front, 10 ft side and 10 ft rear.
- A minimum street frontage of 150 ft applies on top of the lot width.
- Where an Environmental Protection Overlay covers part of a site, § 195-63 limits development to 15% of the portion inside the flood overlay.
- On a flag lot the accessway is left out of lot area, the buildable part must be at least an acre and a half or the district minimum if greater, and the access strip at least 50 ft wide throughout.
Rural Residential - On a lot of the minimum size, the 0.15 floor area ratio holds the house to seven thousand five hundred square feet. The coverage figure counts buildings, parking, drives and every other developed surface, not the building footprint alone.
- The side setbacks must total 75 ft, so 30 ft on each side falls short.
- Yards for accessory structures and projections are 50 ft front, 25 ft side and 25 ft rear.
- A minimum street frontage of 100 ft applies on top of the lot width.
Low-Density Residential - The coverage figure counts buildings, parking, drives and every other developed surface, not the building footprint alone. The side setbacks must total 60 ft, so 25 ft on each side falls short.
- Yards for accessory structures and projections are 50 ft front, 20 ft side and 20 ft rear.
- A minimum street frontage of 100 ft applies on top of the lot width.

Low-Density Residential - The coverage figure counts buildings, parking, drives and every other developed surface, not the building footprint alone. The side setbacks must total 50 ft, which on the 125 ft minimum width leaves seventy-five feet for the building.
- Yards for accessory structures and projections are 35 ft front, 20 ft side and 20 ft rear.
- A minimum street frontage of 90 ft applies on top of the lot width.
Medium-Density Residential - Two other housing forms can be approved here by special permit, each with its own standards: a two-family detached house on twenty thousand square feet, and a one-family semiattached house on ten thousand.
- A two-family detached house needs 0.4591 acres on 125 ft of width and the same street frontage, 20 ft each side and 50 ft for the pair, at 55% coverage; one of the two units must be owner-occupied.
- A one-family semiattached house needs 0.2296 acres on 62.5 ft of width, with 55% coverage and at least one unit owner-occupied.
- For the semiattached house the side setbacks total 20 ft rather than 40 ft, which lets one wall sit on the lot line.
- The coverage figure counts buildings, parking, drives and every other developed surface, and yards for accessory structures and projections are 35 ft front, 10 ft side and 10 ft rear.

- Yards for accessory structures and projections are 15 ft front, 30 ft side and 30 ft rear.
- A minimum street frontage of 100 ft applies on top of the lot width.
- Where an Environmental Protection Overlay covers part of a site, § 195-63 limits development to 15% of the portion inside the flood overlay.

- The district has no bulk table of its own; its uses by right are those of the Estate Residential district, whose figures are the ones shown.
- Development here is by application to the Village Board and is not eligible for relief from the Zoning Board of Appeals.

- Height is subject to the exceptions at § 195-27.
ADUs vs. short-term rentals in Montebello
Short-term rentals prohibited for Village of Montebello. Short-term rentals are prohibited throughout the village, with no permit path. Offering any dwelling unit or rooming unit for monetary compensation or other valuable consideration for 29 consecutive nights or less is unlawful under § 195-11M. These are separate questions from whether you can build an ADU — a unit you're allowed to add isn't automatically one you're allowed to rent nightly, so check both. Municipal source
