Short-term rentals
Short-term rentals allowed with local rules. Short-term rentals of under 30 days need a Village permit and are allowed only in R-2 and R-3, in a single-family dwelling or an accessory building with a certificate of occupancy on the same tax lot, and only where it is the record owner's own domicile.
Conditions the code attaches:
- Two-family, three-family and multiple dwellings are barred from short-term rental (§ 22.2(B)).
- An R-1 rental that existed at adoption could continue only if it registered with the Building Department within 30 days (§ 22.2(A)).
- The rental must be registered before use (§ 22.2(D)), with a resident agent, an individual living in Orange County, reachable for emergencies.
- New parking between the house and the street is barred (§ 22.2(E)).
- Renting a single bedroom needs no permit, however many days (§ 22.2(F)).
- New York State's 2025 short-term rental registry separately requires every host to register the unit, regardless of local law.
