Agriculture-Residence - The figures shown are for a lot without public or central water and sewer. A minimum street frontage of 200 feet applies alongside the lot width, as a separate standard.
- Keeping cattle, sheep, goats, emus, llamas or horses requires at least seven acres.
- The front yard is measured at right angles from the front property line to the most forward projecting part of the building, so a porch or bay counts.
- No lot coverage percentage is set for this district.
- A flag lot needs Planning Board approval where a private road or a Town road with a temporary cul-de-sac is impractical, and the applicant must show a conventional layout is not possible.
- A flag lot must have at least twice the district's minimum lot area and twice its front yard, measured from the rear lot line of the property in front.
- A flag lot may hold only a single-family dwelling and needs at least thirty-five feet of frontage on a dedicated Town road and a twelve-foot driveway.
Suburban Residence - The figures shown are for a lot without public sewer; public water alone changes nothing. With both public water and sewer, the one-family lot minimum falls to forty-two thousand five hundred square feet and the minimum dwelling rises to twelve hundred and eighty square feet.
- A two-family house needs at least eighty-five thousand square feet whether or not services are available, and is not permitted in a clustered development.
- A minimum street frontage of 200 feet applies alongside the lot width, as a separate standard.
- The front yard is measured at right angles from the front property line to the most forward projecting part of the building.
- A flag lot needs Planning Board approval where a private road or a Town road with a temporary cul-de-sac is impractical, and the applicant must show a conventional layout is not possible.
- A flag lot must have at least twice the A-R district's minimum lot area and twice its front yard, measured from the rear lot line of the property in front.
- A flag lot may hold only a single-family dwelling and needs at least thirty-five feet of frontage on a dedicated Town road and a twelve-foot driveway.
Neighborhood Commercial - A single-family house here follows a different set of figures and needs a lot of at least thirty thousand square feet. Where the lot adjoins a residence district, the side yard must be at least 30 feet and the rear yard at least 30 feet.
- A minimum street frontage of 50 feet applies alongside the lot width, as a separate standard.
General and Service Commercial - The fifty-foot side yard and the seventy-five-foot minimum width cannot both be met on the smallest conforming lot, so anything built here needs more width than the minimum. Where the lot adjoins a residence district, the side and rear yards must each be at least 80 feet.
- A shopping centre needs at least a hundred and twenty thousand square feet, with at least three hundred feet of frontage and width and two hundred of depth.
- A shopping centre needs a front yard of at least a hundred feet and a rear yard of at least eighty feet, rising to a hundred against a residence district, with coverage up to twenty percent.
- A minimum street frontage of 75 feet applies alongside the lot width, as a separate standard.
Industrial - Where the lot adjoins a residence district, the side yard must be at least 100 feet and the rear yard at least 100 feet. A minimum street frontage of 300 feet applies alongside the lot width, as a separate standard.
- In a parking lot of an acre or more, at least five percent of the lot area must be interior landscaping inside the parking lot.
- Loading berths are set by floor area: one up to twenty-five thousand square feet, one more for each further twenty-five thousand up to a hundred thousand, and one more per fifty thousand above that.
Senior Housing - This is a floating district: a parcel is in it only once the Town Board creates it by legislative action on an application, and the designation lapses if no site plan application follows within one year. Occupancy is limited to people aged 55 and over, with narrow exceptions.
- Townhouses, apartments, condominiums and two-family dwellings are allowed, and no unit may have more than two bedrooms.
- At least five percent of the units must be built for permanently handicapped occupancy.
- Parking is one and a quarter spaces for each unit.
- Where the lot adjoins a residence district, the side yard must be at least 30 feet and the rear yard at least 30 feet.
- A minimum street frontage of 50 feet applies alongside the lot width, as a separate standard.
Short-term rentals
Short-term rentals allowed with local rules. An investor whole-house short-term rental is not available in Minisink's A-R and SR residence districts. The only lodging route there is an owner-occupied bed-and-breakfast of up to five rental bedrooms, a conditional use that needs Planning Board approval after a public hearing.
Conditions the code attaches:
- Minisink has no law that names short-term rentals, and no permit or registration exists under that name.
- A tourist home, a dwelling offering overnight stays to transient guests for pay, is a permitted use only in G-C, subject to Planning Board site development plan approval.
- A bed-and-breakfast owner must live there, serve only breakfast and snacks, hold no alcoholic beverage licence, and provide one parking space per rental bedroom plus two for the owner.
- The Planning Board may add any further requirements it deems necessary to a bed-and-breakfast approval.
- Get the Building Inspector's position in writing before counting on short-term rental income: (845) 726-3700 ext. 3.
- Since 2025 New York State requires every short-term rental host to register the unit with the State through the county registry.
