Residential District - The rear yard is a three-way test and the 25 ft shown is only its floor: it must equal 25% of the lot depth, but never less than 25 ft or a distance equal to the height of the principal building, whichever of the three is greatest.
- A corner lot must be at least 70 ft wide rather than 60
- A duplex needs at least 9,000 sq ft rather than 7,200, and 70 ft of width on an interior lot or 80 on a corner
- A garage or accessory building stops at 15 ft, may come no closer than three feet to a side or rear lot line, and must stand at least ten feet from any other structure so emergency vehicles can pass
Multifamily Apartment District - Side yards are percentages and the figures shown are their ceilings: each side must equal 10% of the lot width but need not exceed 10 ft, and the two together 25% of the lot width but need not exceed 25 ft, so a lot under 100 ft wide owes less.
- The figures shown are for a single house, which takes the single-family district's standards unchanged; this district's own numbers start at three dwelling units
- The rear yard must equal 25% of the lot depth, but never less than 25 ft or the height of the principal building, whichever of the three is greatest
- A principal building that is not a dwelling takes 15 ft or half its own height, whichever is greater
- Two principal buildings on one lot must stand 30 ft apart or the average of their wall heights, whichever is greater
- Any part of a building that is not a dwelling and rises above 30 ft is capped at twice the number of feet provided in the yard facing that wall, so a 40 ft wall needs 20 ft of yard
- A garage or accessory building stops at 15 ft, may come no closer than three feet to a side or rear lot line, and must stand at least ten feet from any other structure
Restricted Business District - The chapter publishes no lot area, lot width, yard, height or coverage standard for this district, so a project here should be scoped with the Village before any envelope is assumed.
- Everything allowed in the residential districts is allowed here, along with neighbourhood retail and service, banks and professional offices, restaurants, tearooms, cafes and theatres
- Amusement enterprises, electrical and plumbing shops, and gasoline filling stations are permitted subject to whatever conditions the Board of Trustees thinks fit
- Article III adds a ten-foot separation between accessory structures, and the village-wide parking and telecommunications rules
Light Manufacturing District - The chapter publishes no lot area, lot width, yard, height or coverage standard for this district, so a project here should be scoped with the Village before any envelope is assumed.
- Everything allowed in the residential and business districts is allowed here, plus clothes-cleaning establishments and public garages including collision, service and paint shops
- Upholstery and furniture repair, light manufacturing, and wholesale stores, offices and salesrooms are permitted
- Fertilizer manufacture, animal slaughter, garbage disposal plants, soap and chemical manufacture, tallow rendering and junkyards are prohibited outright
- Article III adds a ten-foot separation between accessory structures, and the village-wide parking and telecommunications rules
Industrial District - The chapter publishes no lot area, lot width, yard, height or coverage standard for this district, so a project here should be scoped with the Village before any envelope is assumed.
- Any use allowed in the districts before it is allowed here, along with heavy industry, railroad yards and switching included
- Fertilizer, slaughtering, garbage disposal, soap and chemicals, tallow rendering and junkyards are barred
- So is any other process noxious or injurious by reason of odour, dust, refuse, garbage, smoke, gas or noise
- Article III adds a ten-foot separation between accessory structures, and the village-wide parking and telecommunications rules
Short-term rentals
Short-term rentals allowed with local rules. Short-term rentals are permitted only in the RC, M1 and M2 districts, with a village permit. They are not permitted in R or RA, which is where essentially all of the village's housing sits.
Conditions the code attaches:
- At most ten permits are issued village-wide per calendar year, and one per parcel.
- Applications are due at least 60 days before the start of business or renewal, and a building department inspection is mandatory.
- A permit is not transferable, so a new owner must obtain their own.
- Occupancy is two adults and two children per room, or two persons per bedroom plus two per dwelling unit.
- Quiet hours run 10 p.m. to 8 a.m., and three noise violations in a permit period revoke the permit.
- New York State's short-term rental registry applies on top of this. Confirm the current permit count and terms with the village at (716) 897-1560.
