What the Lloyd code says
An accessory apartment is allowed only in A, R-2, R-1, R-1/2, R-1/4 and CB, and only with a Planning Board special use permit. The house must be owner-occupied, the apartment must be a studio or have one bedroom, and it runs 400 to 900 sq ft.
Conditions the code attaches:
- The principal dwelling must be a detached single-family house and the owner has to live in it.
- The apartment may only be a studio or have one bedroom, and no other room may be arranged so that it could be used as a second bedroom.
- The apartment must be 400 to 900 sq ft of gross floor area and must stay subordinate to the house.
- The lot must contain the minimum acreage for its zoning district.
- The Planning Board grants the permit after a public hearing and may deny it, and site plan review is required as well.
- The Ulster County Health Department must approve the water supply and sewage disposal for the added demand.
- One accessory apartment per single-family dwelling, and it is not counted as a unit when density is calculated.
- A garage or carriage house holding the apartment must mirror or enhance the look of the house and meet the side yard setbacks of a principal dwelling.
- On a sale of the property the Code Enforcement Officer may inspect to confirm the apartment still meets the permit conditions.
- A two-family dwelling is a separate route to a second unit, allowed with a special use permit in A, R-2, R-1, R-1/2, R-1/4 and CB under § 100-49.
How big an ADU can be in Lloyd
Size limits are set per district, and a unit inside the house is a different standard from a detached one. These are the figures the code publishes.
400 to 900 sq ft of gross floor area, and smaller than the principal dwelling

ADUs vs. short-term rentals in Lloyd
Short-term rentals allowed with local rules for Town of Lloyd. A short-term rental is allowed only as an accessory use to a single-family or two-family dwelling in the A, R2, R1, R1/2, R1/4 and CB districts, with a Planning Board special use permit and then a Building Department permit. It is not allowed in any other district. These are separate questions from whether you can build an ADU — a unit you're allowed to add isn't automatically one you're allowed to rent nightly, so check both. Municipal source
