What the Perinton code says
No accessory dwelling unit is allowed, and an accessory building may not be lived in. In B and C an existing one-family house can be converted to a two-family by special permit from the Zoning Board of Appeals, which creates two full dwellings.
Conditions the code attaches:
- The conversion needs a Zoning Board of Appeals special permit, and Planning Board site plan approval for new units or exterior changes.
- A special permit is valid for one year and must then be renewed, unless the board sets a different period (§ 208-54C).
- A two-family lot needs 110 ft of width and 17,600 sf with sanitary sewers, or 125 ft and 21,875 sf without them; corner lots need 130 ft and 20,800 sf, or 150 ft and 26,250 sf.
- The two-family building needs a ground area of at least 1,800 sf for one story, 1,300 sf for one and a half, or 1,100 sf for two or two and a half.
- An accessory building may not be used for living purposes (§ 208-14G(3)), and APT permits only an apartment building of 4 to 12 units or an apartment group.
- Confirm with Code Enforcement and Development at (585) 223-0770.

ADUs vs. short-term rentals in Perinton
Short-term rentals allowed with local rules for Town of Perinton. Short-term rentals are allowed only in the Restricted Business, Commercial and Mixed Use districts, with a building permit, certificate of occupancy and operating permit. They are prohibited in residential, Apartment, Townhouse, Industrial and Planned Development districts. These are separate questions from whether you can build an ADU — a unit you're allowed to add isn't automatically one you're allowed to rent nightly, so check both. Municipal source
