What the Canaan code says
An accessory dwelling unit is permitted by right in RA-1-2, RA-1-5, RA-2-2, RA-2-5, RA-3-2, RA-3-5 and RA-4, and by special permit in C-1, C-2 and C-3. A newly built unattached unit needs a lot of at least five acres.
Conditions the code attaches:
- The five-acre minimum applies only to new construction of an unattached unit; a unit inside the house or an existing accessory building has no acreage requirement.
- There is no owner-occupancy, kinship or age condition and no bar on renting the unit.
- The unit's building area must be at least three hundred and no more than fifteen hundred square feet, with a separate entrance and adequate septic, water and utilities.
- One accessory dwelling per single-family house, which it goes with rather than a mobile home, and it can never be subdivided off from the house.
- Planning Board site plan review is not required for an accessory dwelling, but it does attach to special permits.
- In RA-3-2 and RA-3-5 the rule is the same as in the other residential-agricultural districts.
How big an ADU can be in Canaan
Size limits are set per district, and a unit inside the house is a different standard from a detached one. These are the figures the code publishes.
300 to 1,500 sq ft of building area

ADUs vs. short-term rentals in Canaan
Short-term-rental status not confirmed for Town of Canaan. Short-term rental rules in Canaan are not confirmed. The zoning law's silence on short-term rentals is not permission, and a separate STR law had a public hearing in March 2025; ask the Town whether it passed and what applies before counting on the use. These are separate questions from whether you can build an ADU — a unit you're allowed to add isn't automatically one you're allowed to rent nightly, so check both.

Permission is one question and budget is another.
