Single-Family Residence - On a street with a right-of-way under fifty feet, the front yard is measured from the street's centre line and twenty-five feet is added to it. The Planning Board may require a larger lot where the use needs one to carry an adequate sewage treatment system.
- The 15 percent coverage cap counts the principal building only.
- On a corner lot a front yard is required on both street frontages.
- Accessory buildings in a required side or rear yard must be no more than fifteen feet high, at least five feet from any lot line and at least ten feet from the house.
- Accessory buildings and any swimming pool together may cover no more than thirty percent of a required yard, and none may stand nearer the street than the house.
- A Planned Unit Condominium Development or a Senior Housing or Assisted Living project follows its own standards and needs more than four acres and Planning Board approval.
- Orange County Health Department standards override any lesser lot figure.
Multiple-Family Residence - The figures shown are for a building of more than one dwelling unit, which is allowed only on approval of the Planning Board, with site plan approval. A one-family house is permitted here by right under a different set of figures.
- Each unit needs at least four hundred square feet of usable open space.
- Above two units, the land each unit consumes, not the lot minimum, sets how large the lot must be.

- A dwelling above a store also needs an environmental assessment of noise, fumes, exhaust, heat, lighting and appearance from the businesses around it.
- The five-foot side yard is for a detached building; an attached building takes no side yard.
- The coverage cap counts principal and accessory buildings together.
- No proposed commercial structure need set back further than the average setback of existing commercial structures within two hundred feet on either side.

No local short-term-rental law on record - which is not the same as permission for Village of Otisville. Otisville has no local short-term rental law, and that is not the same as permission: under § 2.4.5, any use the zoning law does not permit is prohibited.
