Residential Single Family: Low Density - The law sets no minimum lot size and no maximum building height in this district. What it caps is density, at one dwelling unit per acre, and it requires a building of at least 1,200 square feet.

  • Minimum frontage is 75 linear feet, which is a separate requirement from lot width.
  • A front yard fence or hedge may be 3 feet high, and a side or rear one up to 6 feet.
  • If the frontage landscape is altered it must be native evergreen and deciduous trees; otherwise the natural landscape suffices.
  • Parking may go in attached or detached garages or in uncovered areas, with no minimum or maximum stipulated.
  • A single-family detached dwelling may be built on a non-conforming lot if it meets the district's yard, height and setback requirements.

Residential Single Family: Medium Density - The law sets no minimum lot size in this district. What it caps is density, at two dwelling units per acre, with a height limit of 2 1/2 stories or 35 feet.

  • Minimum frontage is 75 linear feet, which is a separate requirement from lot width.
  • The front of a building must face the public street and must be articulated.
  • A front yard fence or hedge may be 3 feet high, and a side or rear one up to 6 feet, and the front yard must be landscaped with lawn or other vegetation.
  • Two parking spaces per unit are required.
  • A single-family detached dwelling may be built on a non-conforming lot if it meets the district's yard, height and setback requirements.

Residential Multi Family: High Density - The law sets no minimum lot size in this district and leaves minimum frontage blank. What it caps is density, at five dwelling units per acre, with a height limit of 3 stories or 40 feet.

  • The side and rear yards of 50 feet match the front yard and are the deepest of the three residential districts.
  • Any road inside a residential complex needs at least a 50 foot right-of-way, a 24 foot carriageway and sidewalks on both sides.
  • Two parking spaces per dwelling unit are required, in garages or uncovered areas.
  • Building design is to be in keeping with village character and to complement the current use of Alpine and Victorian architecture.

Central Business District - There is no minimum lot size and no minimum frontage here: both are whatever the lot of record is. The front yard is a range of 0 to 5 feet, and a building must be at least 2 stories or 30 feet as well as no more than 3 stories or 40 feet.

  • An eating or drinking establishment, and only one of those, may set back as far as 25 feet from the front property line.
  • A building must be at least 1,000 square feet and no more than 10,000 square feet.
  • No front yard fencing is permitted, and a side or rear fence or hedge may be up to 6 feet high.
  • No on-site parking is mandated, and any surface parking must go in the rear yard with a parking demand analysis.
  • Every building application here is subject to site plan review.

General Business District - The 75 foot front yard is for a nonresidential building. A multifamily building takes 150 feet, twice as deep. Minimum lot size is 1/2 acre (0.5 acre) and minimum frontage 100 linear feet.

  • Minimum frontage of 100 linear feet is a separate requirement from lot width.
  • A building must be at least 1,000 square feet and no more than 25,000 square feet.
  • A building must face the street or road and meet the village-wide design standards, and the front yard must be landscaped.
  • On-site parking is required here and forms part of the site plan, and every application is subject to site plan review.
  • Residential streets serving multifamily use must be laid out in a grid where topography allows, extendable onto adjacent land, with sidewalks on both sides.

Community Use District - Lot size and area requirements do not apply in this district. No side or rear yard is required, except where a yard adjoins a residential district, in which case it must match what that district requires.

  • The district covers publicly owned parks, squares, recreational areas, natural wildlife areas and lake and waterfront areas.
  • Permitted uses are public ones: parks and open areas, community and visitor centres, marinas and docks, trails and athletic fields, pools and beaches, band shells and gazebos.
  • Refreshment stands, small concession shops and cultural facilities such as museums and observatories are also permitted.
  • The village-wide design guidelines in Article 11 apply to every use here.

Short-term rentals

Short-term rentals allowed with local rules. Every short term rental in the village needs a short term rental permit, treated as a special permit use under the zoning law, and the permit runs one year (§ 3.B). Both hosted and unhosted rentals are defined, and unhosted operation is not barred.
