What the Angola code says
An auxiliary housing unit of up to 1,000 sq ft inside a single-family house needs a Village Board special use permit in R-1, MF-R and MU-R. The owner must live in the house or the unit, and the permit is renewed every two years. MU-B and I have no such unit.
Conditions the code attaches:
- The unit must be inside a single-family detached house, not a separate building
- The Village Board decides after a public hearing and input from the Board of Appeals
- In I only industrial uses are allowed
- A building permit with site plans and construction drawings is also required
- In MU-B homes are allowed only in a mixed-use building by special use permit, upstairs or at the back or side
How big an ADU can be in Angola
Size limits are set per district, and a unit inside the house is a different standard from a detached one. These are the figures the code publishes.

What the Angola code indicates by district
The table below shows how each district treats ADUs, alongside the lot and setback standards that govern a second unit. District boundaries and conditions vary, so treat this as a starting point and confirm the district that applies to your parcel.
| District | Min lot | Setbacks F / S / R | Max height | ADU |
|---|---|---|---|---|
| R-1 Residential District | 0.23 ac | 30 / 10 / 30 ft | 35 ft | Special permit |
| MU-R Mixed-Use Residential District | 0.18 ac | 25 / 10 / 30 ft | 35 ft | Special permit |
| MF-R Multifamily Residential District | 0.18 ac | 25 / 10 / 30 ft | 35 ft | Special permit |
| Mixed-Use Business District | — | — | 35 ft | No |
| Business District | — | — | — | No |
| Industrial District | — | — | 35 ft | No |
R-1 Residential District - A single-family cluster lot may be as small as 8,000 sq ft on a 65 ft width with a 1,000 sq ft dwelling, but it needs a special use permit.
- The 10 ft side yard is the figure against a neighbouring lot; where the side yard abuts another district it is twenty feet
- A farm is a permitted use here, at three acres on a 200 ft width with a 60 ft front yard, 40 ft rear and 40 ft sides, 80 ft where a side abuts another district, capped at five percent coverage
- A religious or quasi-public building takes an acre on an 80 ft width with a 50 ft rear yard and a 20% cap; a school two acres with a 40 ft front yard
- An accessory building sits five feet off both the side and rear lines
- Manufactured homes are regulated separately at § 245-21B
MU-R Mixed-Use Residential District - Multi-family of up to five units is priced per unit at 4,000 sq ft rather than by the lot, on the same 60 ft width and yards, with an 800 sq ft minimum dwelling.
- A religious or quasi-public building takes half an acre on a 70 ft width, and a school an acre with a 35 ft front yard; both are capped at 20% coverage
- Manufactured homes are regulated separately at § 245-21B
MF-R Multifamily Residential District - Multi-family of up to five units is priced per unit at 4,000 sq ft rather than by the lot, with an 800 sq ft minimum dwelling. A garden apartment is a different order of thing: five acres on a three hundred and fifty foot width with 50 ft on every side, by special use permit.
- The garden apartment's coverage and floor area are set by § 245-25.2D rather than by the district figures
- A religious or quasi-public building takes half an acre on a 70 ft width, and a school an acre with a 35 ft front yard; both are capped at 20% coverage
- Manufactured homes are regulated separately at § 245-21B
Mixed-Use Business District - A building may cover the entire lot, except where the lot abuts another district: there it must stand back at least twenty feet.
- No lot area, lot width, front, side or rear yard or minimum floor area is set for this district
- § 245-25 carries the supplementary rules that fill the gap, so check it before siting anything here
Business District - A building may cover the entire lot, except that a lot abutting another district must keep a yard of at least 20 ft.
- No more than two persons may be engaged in making or repairing goods in any one establishment
Industrial District - The one dimensional standard here is a separation from other districts: no industrial use or building may stand within 25 feet of any other district. It is measured to the district boundary, not the lot line, so two industrial lots inside the district owe each other nothing.
- No lot area, lot width, front, side or rear yard, coverage cap or minimum floor area is set for this district
- Scope a project here with the village before assuming an envelope
ADUs vs. short-term rentals in Angola
Short-term rentals allowed with local rules for Village of Angola. Short-term rentals are regulated under Article XV of the village code. A short-term rental establishment that was already operating when the article was adopted is recognised, but still has to meet the article's current requirements. These are separate questions from whether you can build an ADU — a unit you're allowed to add isn't automatically one you're allowed to rent nightly, so check both.

What an ADU costs to build in Angola
Permission is one question and budget is another. An 800 sq ft accessory unit here runs roughly $200k–260k at a standard finish, and the per-square-foot rate comes in above a full house because the kitchen, bath, panel and heating plant cost the same either way.
