What the Clinton code says
An accessory unit, inside the house or detached, needs a special permit and site plan review in C, AR5, AR3, MR1, CR1, RH and H, and the owner must live in one of the units. It is prohibited in I and F.
Conditions the code attaches:
- One unit per lot, with at most two bedrooms, no larger than 35% of the house's habitable space or 1,000 sq ft, whichever is smaller, and at least 400 sq ft.
- A unit inside the house is barred in a house whose certificate of occupancy was issued after the town's zoning chapter took effect, with a narrow exception.
- A detached unit must be in a garage, barn, gatehouse or similar building that legally exists already, and the lot needs twice the district's single-family acreage.
- County Health Department approval of the water supply and septic system is required.
- Converting a house that existed when the zoning chapter took effect into a two-family dwelling is a separate special permit, with one unit owner-occupied and twice the single-family acreage.

Short-term rentals allowed with local rules for Town of Clinton. Short-term rentals in the Town of Clinton are regulated under § 250-69.1 of the Zoning Law.
